Hutchinson, Kansas, may soon become a much bigger name in the golf world. A group of investors from Northeast Kansas has announced plans to redevelop a large piece of land near the city into a brand-new golf resort.
If approved, this project will almost double the number of golf courses available to local players and visiting golfers. The plan focuses on turning an abandoned golf course into a modern destination that includes multiple courses, lodging, and seasonal outdoor activities.
This development could bring more visitors, new jobs, and fresh economic growth to the Hutchinson area.
What Is Being Planned Near Hutchinson?
The investors have purchased the former Cottonwood Hills Golf Course, located about five miles east of Hutchinson. The property covers around 619 acres, giving developers plenty of space to create a large golf-focused resort.
Their proposal includes three full 18-hole golf courses and one smaller 9-hole par-3 course. Along with the courses, the project also includes a clubhouse, food services, and 36 cabins where golfers can stay overnight.
These cabins are designed to host around 200 people and will be used mainly by visiting golfers.
If the plan is approved, construction could begin as early as spring 2026, with a possible opening in 2028.
Rezoning And Public Hearing Details
Before construction can begin, the project must receive approval from local authorities. A public hearing is scheduled to take place before the Reno County Planning Commission on January 15.
During the hearing, officials will review a request to rezone a small part of the land from residential to agricultural use. Developers are also asking for a conditional use permit that would allow golf courses, cabins, and a clubhouse to operate on the site.
This meeting will also help answer important questions, including how the resort will operate and who will be allowed to use the courses.
Who Is Behind The Project?
The development is being managed under the corporate name 2641 Wanamaker. The investor group includes people from Topeka, Kansas City, and Lawrence.
The main developer linked to the project is Jim Klausman, a Topeka-based real estate developer known for several large commercial and residential projects.
The golf courses themselves are being designed by a professional golf course design company based in Overland Park, which has experience building modern, high-quality courses.
Comparison With Existing Golf Options
Hutchinson already has a few golf courses, but the new resort would add much more variety and attract golfers from outside the area.
The new resort is expected to complement existing courses rather than replace them.
Why Cottonwood Hills Was Closed
Cottonwood Hills closed several years ago because of financial problems. Over time, the course was abandoned and fell into poor condition. Earlier plans included building homes around the course, but those plans failed due to water, sewer, and construction issues.
After buying the land, the new owners removed the old course completely. They are now focusing only on golf, lodging, and food services, with no plans for housing development.
Investment Size And Public Access Questions
So far, developers have not shared the exact cost of the project, but county officials say it will clearly be a multi-million-dollar investment.
Another big question is whether the courses will be open to the public, private members, or a mix of both. More details are expected after the public hearing.
